Mapping the existing estate
We begin by validating and updating the existing estate information where required. This includes reviewing plans, undertaking physical inspections, and where needed, coordinating specialist surveys such as cloud point capture or condition assessments. The result is an accurate and up-to-date baseline of the buildings and infrastructure.
Understanding how space is used
Beyond the physical fabric, we analyse how spaces are being actually utilised (rather than perceived use). Through data capture, consultation, and mapping exercises, we identify space types, usage patterns, relationships between functions, and existing constraints. This includes understanding existing business agreements, central teaching arrangements, safety concerns, and accessibility challenges.
Consolidation and opportunity
Armed with this understanding, we identify tangible opportunities for consolidation, phased improvements, and strategic investment.
We identify any under-utilised zones and provide solutions for repurposing these to relieve pressures in other areas. We put forward practical and rational solutions that have minimal financial impact with maximum gain to building users.
We will identify which areas will bring the best value with refurbishment, to feed into the existing wider estates strategy and masterplan.
